Frequently asked questions

We have compiled these frequently asked questions from previous answers we have given to our valued tenants. We pride ourselves in providing top quality customer service and hope you will find this section helpful for the question you have about your apartment or the rental process. If you do not see the question you have answered below then do not hesitate to contact us.

General

This will depend on the apartment building in question. In many cases it is not possible to allow pets due to building and noise restrictions. When you book your listing please ask about the specific location you are interested in to see if it is possible.

Rental

You can apply to rent an apartment on-line by filling in our Apply Online apartment rental application.If you would prefer to not fill out the application on-line, you can print off a PDF version of the application and send it to us.As the availability of apartments can change daily, we recommend you always book a viewing by emailing us at info@bedfordliving.ca, or call us directly at (647) 537-9209.

Contract / Lease

Yes, we either provide a lease or rental contract you sign when renting an apartment with Bedford Properties. We will provide this based on the building and location you have decided to rent and will be happy to answer any questions you have about the contract or the lease signing process. 
Yes. You are entitled to a full refund of your last month's rental deposit if Bedford Properties does not accept your application for rent.
In some circumstances, Bedford Properties may request that you have a co-signer to complete the leasing / rental process. If this is the case, you will be advised of this application requirement following the submission of your rental application to Bedford Properties.
It is highly recommended that every adult / occupant living in the apartment sign the lease.  If there are multiple occupants living in the apartment then the legal responsibility should be divided equally among the occupants in a shared apartment. This is particularly important if each person is paying an equal share in the rental cost. As such, we recommend that the lease be signed by all individuals living in the apartment. Of course, this does not include minors or children living with their parents in the apartment.

Payment

Last month's apartment rental deposit will only be accepted in the form of a certified cheque or money order made payable to Bedford Properties.Unfortunately, Bedford Properties is unable to accept personal cheques for deposits on apartment rentals.
We have found in our experience that it is easiest for our tenants to provide post-dated cheques. It always ensures that your monthly rent is paid on time and saves you time and money having to remember it every month.For this reason, Bedford Properties recommends that all tenants provide 11 post-dated cheques at the time of their lease signing for the upcoming year. If you choose to not provide post dated cheques, all rental payments must be received by the first of the month in the form of either a personal cheque, certified cheque, or money order. 

Utilities

This depends on the specific building and apartment for rent. In some cases this is identified in the rental listing but if it is not showing please do not hesitate to ask about if they are included. If they are not included then we will provide an estimated cost for utilities based on what it cost past occupants in the apartment. Where we do not have estimates for the specific unit we will provide an estimate based on the building and size of unit in the building. Of course, usage and changing hydro prices will impact the overall monthly cost of utilities.

Maintenance

If you are having a safety or medical emergency, then we recommend you call the police or 911 to report the incident. For any other concerns, the quickest way to provide us details on exactly where the problem is to complete the Maintenance Request Form. This helps us quickly identify what the issue is and also to send the proper person the first time, avoiding extra visits and wasted time.We strive to make you happy and will do our best to solve the issue you are having.If at any time you have questions or are unsure how to fill in the form then please do not hesitate to contact us.
